When to buy or sell in Saint-Tropez ?
In the region of Saint-Tropez, the real estate market is experiencing a clear imbalance: the demand is more significant than the supply and it may be explained by two things: the demand is increasing exponentially because of covid, but concomitantly, owners no longer want to sell to remain focused on France. Consequently, prices are rising sharply in areas already listed (Ramatuelle, Parcs of Saint-Tropez), but are exploding too in the surrounding area, such as Sainte-Maxime, Gassin, Croix Valmer.
This increase is clearly visible across the entire market, around 19% over 1 year and 35% over 5 years. Finally, The real estate market on the Côte d'Azur, and more particularly Saint-Tropez, is highly influenced by seasonality.

When to sell your property?
Firstly, if you wish to sell in Ramatuelle or Saint-Tropez, we advise you to do so over the period between November and January. Demand is particularly high since future buyers are looking to anticipate the summer season. Moreover, one may observe a negative correlation with the number of estates on the market during the same period, what gives you the advantage.
Yet, if you prefer to sell in Sainte-Maxime or “La Croix-Valmer”, we recommend doing it in October. Besides, 2022 also stands as the best year, as the result of Covid’s backlash. Prices were already very high in the town of Saint-Tropez and Ramatuelle, but Gassin, Sainte-Maxime, Grimaud and La Croix-Valmer are benefiting from this boom.
When to buy a new property?
If, on the other hand, you want to buy a property, you will find a wider range of choices during the months of April and June (even if June may be a little more to your disadvantage since it marks the start of rentals seasonal).
